This difference is likely because a few homes that needed work sold poorly, and later listings weren’t priced high enough factoring in the distressed listings. Fixing this trend is difficult. If a seller can make a home market-ready and use a competent REALTOR® to market it, the price tends to be higher. The gap between the high point of $164.97 per sq ft and low point $131.35 is big: for a 2,000 sq ft house, that’s about $67,240 less. The high point came from a listing I handled that was a rental with laminate countertops, carpet, tile, and common bathrooms; it was marketed heavily, not just listed.
